The results
Project summary…
We added extensive structural steel throughout to open up the entire space. After removing most of the interior walls, we added floor to ceiling windows on the entire perimeter enhancing the panoramic views. We added a hydronic heating system under the flooring which really balanced the temperature and comfort on each level. We altered the orientation of the existing spiral staircase to make for easier access to each floor and we added a custom guardrail to meet the aesthetic preferences of the homeowner. We whitewashed the oak flooring and added a decorative structural post at the convergence of the steel beams in the ceiling. We elevated the post off the floor and ceiling utilizing a low profile metal bracket that is recessed above and below the top and bottom of the beam. We used a similar technique on the drywall edges to provide a sleek, recessed reveal where drywall meets flooring throughout. Modern lighting fixtures and cabinets accent the black anodized aluminum windows and give this home an integrated feel. The home owners were in love with the tile in the primary bathroom as well where we installed a curbless shower that slopes gently down to a linear drain at the rear edge of the shower enclosure. tile floors are heated as well with the hydronic system.
